What is a bargain home?
To find the most affordable home built during any time
period, take the list price and divide it by the square footage. This will
give you the cost per square foot.
You also want to watch the age of a property, floor plan, how many bedrooms
and bathrooms, garage space, overall condition, if the basement is finished, and
how much land, and if this home will meet the needs of your family etc,
before you decide if it is a good deal. The simple fact is: new homes
appreciate faster than older homes.

Or you can say this is my price range. Then once you get the list of
homes, take the list price and divided it by the square footage to give
you the magical number: cost per square
foot. This will give you a number like $30 to $100 per
square foot. You can then see which homes are most affordably
priced.
Some home owners are trying to hit the home run and don't care if they sell
their property, and others have priced it below market to sell it quickly.
We will find out, who is the seller. This
will determine how flexible they are when you are writing an offer, and if
they will come down even more on their price. Is the seller a bank?
Someone who is behind on payments? Someone who has been transferred out of town
and his family is left behind etc? Or is he some guy who couldn't care
less if he sells unless he gets his price.
Obviously, the closer you offer to list price, the
higher are your chances of getting your offer accepted. And if you
find a good deal, by taking the list price divided by the square footage, you
may be able to offer full price and it would still be a good deal.
Although, most homes are priced with a little bit of play in price and some
owners won't even budge one penny.
Although, I use this number to identify what is a good deal, sometimes
homes are priced cheap for a reason and you shouldn't touch them with a 10 foot
pole.
So my advice is to use this tool to identify several
homes that might be a good deal, and then let's go walk through them. You
can not tell sometimes if a home will work until you walk through it. The
pictures never show the crappy floor plan or the rooms the other realtors
"forgot" to photograph.
I bought a 5000 square foot home 100% finished for only $53 per square foot
that was built in 1999 on 2.3 acres. It was 100% brick and had 5 bedrooms
and 5 bathrooms. The basement is completely finished. I found this
by typing in 4000 square feet and I instantly found the most affordable home on
the market.
And when you buy a home right, it will appreciate faster because it was a
good deal from the get go. It is always nice when a seller leaves
some equity on the table for you to pick up when you buy the home.

Write down the MLS (multiple listing service) numbers of your best homes in your
price range.
