There are 83 foreclosures on the market as of this morning.  These sell quickly so if you see one you like, call me for an apt.
 
Real Estate has been in the news quite a bit lately.  The demand for it is actually at it's lowest in years.  There is an old saying that goes, "when you are crying, you should be buying."  I honestly think the market is at it's lowest.  It is a great time to buy if you are a buyer because prices have come down quite a bit and interest rates right now are the lowest they have been in years.  You can buy so much more of a home right now with lower payments because of the interest rates.
 
Also, I will have one rent to own available on 090510.  This is my personal home that I own.  It is on 275 W 1st S, Rigby, ID 83442.  I am looking for a good renter who would like a $300 credit each month towards the purchase price of the home.  Below are all the details on the rental.   If you are interested in us fixing your credit while you rent, this could be the home for you.  Also, this same home can be rented for $800 per month with a $200 credit towards the purchase price.  I am making nothing on this deal and will make it a good deal for you.  You tell me what you want to do, and I can structure the deal to fit your needs.  When your credit is good enough to buy the home, your payment will actually drop because of the low interest rates.

You need at least a 620 credit score to get 100% rural development financing.  You can still get 100% financing anywhere if you have at least a 700 credit score.  You can get FHA financing if you have a 585 credit score, but you will need to put 3.5% down.
 
Interest rates are around 4 to 5% depending on if you get a 15 or 30 year mortgage.

http://www.patriotlending.org.   Things you need for a loan are last 2 year tax returns, w2s for the last two years, last 2 bank statements, and last 2 paystubs.

So you want to sell your home? It costs you nothing to list it.

Generally I charge 1.5% to list your home, and I recommend you offer 3% to the buyers agent so your home will get showed. If I get both sides of the transaction, I only charge 3%. I only charge a fee if we sell your home so you have nothing to lose.

To get your home ready, you need to make sure it is clean, organized, and all the repairs are done. You are competing against all the other homes in your price range. The best home in any price range will always sell.

We need to price it right the first time. A home that is priced right will always sell. Once you decide to sell, the paperwork takes about 30 minutes. I will bring a lockbox for the key to your door and a black and yellow sign with SE Idaho Homes on it. These signs are easy to see and will attract buyers.

By loading your listing on the multiple listing service, you will be automatically picked up by other websites. People look for homes using the internet. Also, I email over 2000 people weekly and I am constantly running internet ads to promote people looking at your listing online.

Also, people now use their phone to look for homes using GPS capabilties and yours will be picked up like this when you get your home on the multiple listing service.
